Join the Housing Assistance Council on June 18-20 in Knoxville, TN for the Section 502 Packaging Training for Nonprofit Developers, a valuable training for any organization that packages or intends to package USDA Rural Development Section 502 Loans.

This three-day advanced course covers USDA Rural Development’s Section 502 Direct Loan Program and provides invaluable insight as to how this homeownership financing resource can be utilized. Learn how to assist potential borrowers and work in partnership with RD staff, as well as other nonprofit organizations and regional intermediaries to deliver successful Section 502 loan packages. This course is intended for and specifically framed for those experienced in utilizing Section 502 and/or other affordable housing mortgage products. Participants will learn regulations and practical applications of the loan program, while developing a strong understanding of 502 direct underwriting and packaging standards. Following the course, participants are encouraged to take the online certification exam.

The Housing Assistance Council and the US Department of Housing and Urban Development, Albuquerque Field Office invite you to participate in Sustainable Affordable Housing: Developing Healthy and Energy Efficient Homes for CHDOson April 23-25, 2013 in Las Cruces, NM.

Sustainable Affordable Housing: Developing Healthy and Energy Efficient Homes for CHDOs will train staff from CHDOs and potential CHDOs involved in the construction of HOME assisted affordable housing how to incorporate cost effective green building techniques into their projects. This course will provide an in-depth introduction to developing healthy, energy efficient and environmentally responsible housing while maintaining affordability. Participants will learn the fundamentals of sustainability for housing and how to apply them to various housing situations, including single family and multifamily, new construction, rehabilitation and ongoing operations using both a classroom and real world setting.

Due to funding restrictions this training is limited to staff of certified CHDOs, potential CHDOs and PJs in New Mexico. Additionally, participants are required to register in advance for this event.

Asset Management Training

Join the Housing Assistance Council on March 20-21 in Jackson, MS for Asset Management Training. This two-day training is an interactive and highly participatory, hands-on workshop designed for asset managers, property managers, supervisors and Board members with a wide range of professional experience. The curriculum is a required class for the Certified Housing Asset Manager (CHAM) Certification and includes an overview of key property asset management concepts and theories and a review of the responsibilities of key asset management participants, including:

  • Introduction to the Double Bottom Line concept of affordable property ownership – the theory of steering properties toward both business and mission based goals and outcomes.
  • Review of the Life Stages of a Property – review of key asset management functions and responsibilities through the various planning, construction, lease up, operational and disposition phases, with a focus on the critical interrelationship between development and asset management tasks through these stages.
  • Analysis and review of property performance standards, including extensive basic numbers crunching designed to increase understanding of key performance indicators and their relationship to financial and operational health and long-term viability.
  • Analysis of key performance standards analyzed includes Revenue Analysis (occupancy, collections, turnover and turnaround), Expense Analysis (operating costs, benchmarking and trending analysis) and Property Financial Analysis (cash flow, debt coverage).
  • Introduction and review of property financial reports and audits as well as best practices in tracking, measuring and assessing progress toward key operational and financial performance goals.
The registration fee for this course is $75. Unfortunately, HAC is unable to confirm registration for this event without receipt of full payment of the prescribed course fee.
For organizations that are participants in HAC’s RCDI 9, 10, 12 and THRIVE programs, there is no registration fee for this course.

A Guide to HACs SHOP 2013 Application – A Question and Answer Session

The process of applying for a SHOP award can sometimes be complicated. Having the correct information and being prepared for possible obstacles is crucial for quickly completing and submitting an application. With this in mind, HAC has developed a training opportunity for those organizations and staff persons involved in HAC’s SHOP 2013 funding round. The goal of this training session will be to assist our applicants in completing and submitting an application and to answer any questions that will help applicants further understand HAC’s SHOP program and underwriting processes.

HAC would like to invite you to join us in this interactive training, scheduled for:

The session will begin with a brief presentation and will address any SHOP 2013 changes, as well as, many of the issues that typically confront applicants. Conducting Homeless Counts on Native American Lands

The Housing Assistance Council (HAC) is pleased to invite you to a webinar highlighting its recent publication Conducting Homeless Counts on Native American Lands: A Toolkit. It is often difficult to address homelessness on Native American lands, due to the challenge in quantifying the number of actual homeless individuals living therein. While there is ‘literal’ homelessness on Native American lands, many Native Americans also live in extremely crowded conditions with family and relatives which is another, less visible, form of homelessness. Places with small, spread-out populations, like most Native American lands, typically have few shelters or service providers forcing homeless individuals to rely on strong kinship networks to find a place to stay. Issues surrounding tribal mistrust of the federal government, a lack of understanding of tribal sovereignty and diversity among Indian nations by outside entities, cultural competencies, and legal complexities associated with tribal lands create additional challenges to conducting an accurate count.

Based upon past research as well as interviews with key stakeholders in the field, the webinar will provide insights on how to conduct outreach, plan homeless surveys, partner with other researchers and organizations, and secure funding.

Adding ‘green’, ‘sustainable’ or ‘active/passive energy efficient’ techniques to development planning can take many forms to meet specific goals, particularly the affordability of upfront and long-term costs. This webinar will provide a brief overview of both the 184 and 502 programs followed by examples of how each program can be effectively utilized to build sustainable green housing (to include discussion on building activities on Native American Lands).
